Buyer Auction Process:
Pre‑Auction Analysis & Legal Due Diligence:
Obtain a full title search: clerk does not guarantee clear title—liens, mortgages, HOA dues, code violations may survive
Use Property Appraiser tools to pull comparable sales, examine zoning, estimate post‑auction taxes, and locate any open Value Adjustment Board petitions or code violations
Bid Preparation & Auction Participation:
You must submit a 5% deposit at least four business days before the auction in cashier’s check
Set your maximum bid including: existing unpaid taxes & fees, estimated rehab and carrying costs, risk buffer for unknown liens/title defects
Winning bids must be paid—often by noon next business day—using certified funds.
Closing & Post‑Auction Actions:
Once payment is accepted, the Clerk issues a Certificate of Sale. The prior owner has a redemption period until that certificate issuance to reclaim the property by repaying
After redemption period passes and you hold clear title, plan inspection, rehab access, code compliance corrections, and prepare for resale or rent.
Better Purchase Prices (More Equity).
Auctions often sell properties below market value—sometimes 20%– 40% lower.
You’re buying distressed or tax-delinquent assets, not fully marketed listings.
