Buyer Auction Process:

Pre‑Auction Analysis & Legal Due Diligence:

  • Obtain a full title search: clerk does not guarantee clear title—liens, mortgages, HOA dues, code violations may survive

  • Use Property Appraiser tools to pull comparable sales, examine zoning, estimate post‑auction taxes, and locate any open Value Adjustment Board petitions or code violations

    Bid Preparation & Auction Participation:

  • You must submit a 5% deposit at least four business days before the auction in cashier’s check

  • Set your maximum bid including: existing unpaid taxes & fees, estimated rehab and carrying costs, risk buffer for unknown liens/title defects

  • Winning bids must be paid—often by noon next business day—using certified funds.

    Closing & Post‑Auction Actions:

  • Once payment is accepted, the Clerk issues a Certificate of Sale. The prior owner has a redemption period until that certificate issuance to reclaim the property by repaying

  • After redemption period passes and you hold clear title, plan inspection, rehab access, code compliance corrections, and prepare for resale or rent.

Better Purchase Prices (More Equity).

  • Auctions often sell properties below market value—sometimes 20%– 40% lower.

  • You’re buying distressed or tax-delinquent assets, not fully marketed listings.

  • 🔎 Example: A house worth $500K might go for $350K at auction, while a wholesaler would resell it for $450K with limited room for flip profit.

Less Competition from End-Buyers

  • MLS = full exposure, so you compete with retail buyers willing to overpay with mortgages.

  • Wholesalers market to investors, but they’ve already marked up the deal.
